How the eXp Realty Commission Split Works

eXp Realty runs on one company-wide split: 80/20. You keep 80% of the gross commission on every deal, and the company keeps 20% until you hit the $16,000 cap. Because 20% of $80,000 is $16,000, that is the GCI level where most agents cap. Near the McKinney median of about $505,000, a typical agent side is roughly $12,000 to $14,000 per closing, so a full-time agent can cap in roughly 6 to 7 DFW deals.

After the cap, the 80/20 split is gone. You keep 100% of your commission and pay only a post-cap transaction fee. That fee starts at $250 per closing until you have paid $5,000 in total post-cap fees, then it drops to $75 per closing. On top of the split, eXp charges $85 per month, which includes BoldTrail CRM, kvCORE, and the rest of the tech stack. Each transaction also carries a $25 review fee and a $60 risk management fee, with the risk fee capped at $750 per year. There are no franchise fees, no royalty fees, and no desk fees.

The Stock Awards and AECP Most Calculators Ignore
