eXp Realty team models for 2026: Full Cap, Half Cap, Quarter Cap and Domestic Partnership, with the qualification rules and how to choose.
eXp Realty team models in 2026 come in four options: Full Cap, Half Cap, Quarter Cap and Domestic Partnership. The names describe what happens to each agent's annual cap. Full Cap keeps the standard $16,000 cap, Half Cap lowers it to $8,000, and Quarter Cap lowers it to $4,000, with qualification requirements for the team leader on the reduced-cap models.
I have built my team inside eXp for seven years, and I have sponsored more than 220 agents into the company. eXp is part of AGNT, Inc., traded on Nasdaq under AGNT. Team structure is one of the first things producers ask me about, especially agents in DFW thinking about building a team instead of opening their own brokerage. Here is how each model works at a high level.
First, the Standard eXp Structure
Every model starts from the same base. At eXp Realty, the standard split is 80/20 with a $16,000 annual cap. The monthly fee is $85. After an agent caps, transaction fees are $250, dropping to $75 once $5,000 in post-cap fees have been paid. BoldTrail is the CRM.
Team models change how much an agent pays toward that cap, which changes the economics for both the leader and the agents. The right model depends on your production today and the kind of team you want to lead.
One naming note: eXp renamed its team models in 2026. If you have read older articles, you will see different names for the same structures.
Full Cap (Formerly Self-Organized)
Full Cap keeps each agent's cap at the standard $16,000. It was formerly called Self-Organized.
Who it fits: newer team leaders who are building their first team and do not yet meet the production thresholds for the reduced-cap models. It lets you organize a team and set your own team structure while agents stay on the standard eXp cap.
Half Cap (Formerly Standard)
Half Cap reduces each team agent's cap to $8,000. It was formerly called the Standard team model.
The requirement: the team leader must have done $6M in volume or 30 transactions in the prior year.

Who it fits: an established producer in a market like McKinney, Frisco or Plano who has proven production and wants a structure where the team leader participates in agents' economics while agents benefit from a lower cap.
Quarter Cap (Formerly Mega ICON)
Quarter Cap reduces each team agent's cap to $4,000. It was formerly called Mega ICON.
The requirements: $40M in volume or 175 transactions, and 10 capping agents.
Who it fits: large, high-production teams with a deep bench of capping agents. This is a model for teams that have already built real scale.
Domestic Partnership
The Domestic Partnership model is designed for partners who work together in the business. If you and your spouse or partner both sell, ask your eXp sponsor or team leader how this model is structured before you pick one.
How to Choose the Right Model
I tell Texas agents to answer three questions before picking a structure.
1. What do you qualify for today? The reduced-cap models have production requirements. Start where you qualify and grow into the next model.

3. What is the goal of the team? If the goal is more free time, build the leverage first. I cover that in why brokerage owners burn out, and the same traps apply to team leaders.
If You Are Joining a Team, Not Leading One
Most agents reading this will join a team before they ever lead one. That is often the smartest move. Here is what I would look for in an eXp team leader in DFW.
Real production. The reduced-cap models require it, so ask which model the team runs and why.
Clear value for the split. Leads, training, transaction support, marketing or accountability. Get the list in writing before you sign.
A training rhythm. Weekly meetings, role play, and someone who reviews your numbers with you. Our agents run the 10 Contacts a Day system from day one.
Proof from agents like you. Ask to talk with two or three agents on the team who were at your stage when they joined.
A path forward. The best teams make it easy for agents to grow into leaders, not just stay producers forever.
The right team can shorten your learning curve by years. The wrong one just takes a split.
Team Models vs Opening Your Own Brokerage
Here is why this matters for agents thinking about going independent. A team at eXp lets you lead agents, build a brand and create income from the organization you build, without carrying a lease, brokerage payroll and compliance overhead on your own balance sheet. Your fixed cost is $85 a month.
Beyond team economics, eXp also offers revenue share on agents you attract to the company and stock awards like ICON, worth up to $16,000 in stock: $8,000 for production, $4,000 for cultural contribution and two $2,000 event awards. Both vary, and eXp publishes an income disclosure you should read before making any decision.
If you already lead a team, run your real numbers through my team P&L calculator. For the full independent path, read how to open a real estate brokerage in Texas.
A Final Word of Caution
Team model details, qualification rules and fees can change. Always confirm the current terms with eXp directly before you build a plan around them. What I have shared here reflects the published 2026 structure.
If you are a producer in Dallas-Fort Worth deciding which team model fits your goals, I am happy to walk through your numbers and what I have seen work.
