How Does eXp Realty Work? The Model Explained Simply

eXp Realty works as a cloud-based brokerage where agents keep 80% of their commission until they hit a $16,000 annual cap, after which they keep nearly all of it for the rest of the year.

No physical office, no franchise fee, and an added revenue share and stock program most traditional brokerages don't offer at all. Here's how every piece of it actually fits together.

The Cloud Brokerage Model

Unlike Keller Williams, RE/MAX, or Coldwell Banker, eXp doesn't operate physical market centers. Everything, training, meetings, collaboration, happens through eXp's virtual platform, as detailed on eXp's official agent value page. This is the single biggest structural difference agents need to understand before anything else.

Commission Split and Annual Cap

eXp Realty agents in Texas keep 80% of their commission on every transaction until they reach a $16,000 annual cap. Once you hit that cap, you keep nearly 100% of your commission for the remainder of your anniversary year, minus a small transaction fee. Compare that to Keller Williams, which typically runs a 70/30 split, effectively closer to 64/36 after a 6% royalty fee layered on top, with caps ranging $21,000 to $30,000 depending on the market center, full side-by-side numbers in our eXp vs Keller Williams comparison.

No Franchise Fees

eXp is not a franchise. There's no royalty fee on top of your split the way there is with Keller Williams' market center model. This matters more the higher your production, since franchise royalty fees scale with every transaction you close, regardless of your cap status.

Revenue Share

When an agent you've personally sponsored into eXp closes a transaction, eXp shares a percentage of that agent's company dollar with you. For the complete mechanics, see how eXp revenue share, stock, and splits actually work. This income continues monthly as long as you hold an active license, and it compounds as you sponsor more agents who build their own production.

Stock Awards

eXp awards stock to agents at several milestones: your first qualifying transaction, when you hit your annual cap, and through the ICON award for top-producing agents. Because eXp World Holdings is publicly traded, this isn't a private incentive program, it's real equity in a public company, disclosed the same way any public company reports compensation.

Monthly Fees

Agents pay an $85 monthly fee that includes cloud-based tools and software access. Compare that to typical desk fees at traditional brokerages running $60-80 per month for considerably less integrated technology.

Putting It All Together

The model rewards agents who build rather than just produce. A traditional franchise model pays you for closing deals and nothing more. eXp's structure adds revenue share and equity on top of a competitive split and cap.
