What the calculator includes

The eXp Realty commission structure has several components that compound together. The 80/20 split means you keep 80 percent of each commission until you have paid eXp $16,000 for the year. That cap is reached at roughly $80,000 in GCI. For a DFW agent selling homes near the McKinney median of $505,000, that is approximately six to seven closings. After capping you keep effectively 100 percent minus post-cap fees.

Every transaction carries a $25 transaction review fee, a $60 risk management fee that stops once you have paid $750 for the year, and the $85 monthly platform fee totaling $1,020 annually, which includes BoldTrail CRM and all eXp tools. Post-cap there is a $250 capped transaction fee that reduces to $75 once you have paid $5,000 in capped transaction fees. I break all of this down with real DFW deal math here.

The stock awards most agents never calculate

Beyond commissions, eXp Realty pays agents in AGNT stock at several points during the year. You receive $200 in stock when you close your first transaction of the anniversary year. You receive $400 in stock when you hit your annual cap. For every agent you directly attract who closes their first transaction, you receive $400 in stock. And if you qualify for ICON status, you can earn up to $16,000 in stock, an $8,000 production award, a $4,000 cultural award, and two $2,000 event awards, effectively returning your entire cap in equity.

The Agent Equity Commission Program allows agents to voluntarily invest 5 percent of net commissions into AGNT stock at a 5 percent purchase discount. Roughly 65 percent of eXp agents participate. Your current brokerage equity program
