Season 1 · The Blank Calendar

You passed the exam. Here is exactly what to do in your first 90 days.

In 2008, I lost eight real estate contracts in just thirty days. At that time, I thought I had this business all figured out. I felt almost invincible, like I was Superman and bullets would bounce off of me. And then I got humbled really, really fast. Eight contracts falling apart. My income disappeared in about a month, and I started doing what any normal, sane human being would do: I started interviewing for W-2 salary jobs. I actually got a job offer that would pay around $60,000 to $65,000 a year. On that drive home, I had a light bulb moment. I realized I was about to go work full time for somebody else, when in reality I had been expecting to make a full-time income from my real estate business on just a part-time effort. So I turned down the job. The next day, I went to work full time in my real estate business. I learned how to lead generate the right way, how to get in front of motivated sellers and motivated buyers, and how to have real conversations every single day. That eventually became the formula I still teach my agent partners today: 10 contacts a day. That's 50 a week, 200 a month, 600 a quarter, 2,400 real estate conversations every year. If you are consistently having 2,400 conversations about real estate, you are going to find motivated buyers and sellers, and you stop sitting around hoping your next deal shows up. That consistency completely changed my business. It helped me build The Good Home Team into the RealTrends verified number one real estate team in Plano, Texas. Today, I've sponsored more than 220 agents into eXp Realty across the United States. That's why I'm so passionate about helping real estate agents. Most real estate agents don't have a talent problem. They have a consistency problem. They don't have a proven system, accountability, or people around them helping them execute it. That's what I want to help you build when you partner with me: a real business plan, consistent lead generation, better follow-up, a CRM system and automation that actually works, coaching, accountability, and a community of agents building alongside you. We believe in collaboration over competition. I'm not looking to partner with everybody. I'm looking for motivated agents who are hungry, who are humble, who know they're capable of more, and who are willing to do the work. If that sounds like you, book a quick call below. Let's talk about where your business is today, where you want it to go, and whether partnering together makes the most sense.

Does any of this sound familiar?

  • You have a license and no idea what to do on Monday morning.
  • Every brokerage says it has the best training. They cannot all be right.
  • You are nervous to tell friends you are in real estate because you do not feel ready.
  • You are spending savings with no closing on the calendar.
  • You have watched agents quit in year one and wonder if that will be you.

First 90 Days Playbook

Your daily schedule, sphere scripts and the 10 Contacts a Day tracker, walked through with you.

Free. We'll set up a quick 15-minute walkthrough to go over it with you.

New agents stall for three reasons. None of them are talent.

I started in 2005 as an unlicensed assistant. I have watched new agents in DFW either take off or quietly disappear. The difference is almost always one of these.

No daily plan

Without a schedule, your day fills with busywork that feels productive and produces nothing.

Fix: a time-blocked first 90 days

The wrong environment

A cheap split with no training, no leads and no one to learn from is the most expensive choice a new agent makes.

Fix: choose your team on purpose

No pipeline

Your first deals come from people who already know you. Most new agents are too shy to tell them.

Fix: work your sphere first

The first 90 days, in four phases

The same sequence we use with new agent partners.

  1. 1

    Days 1-14: Set up

CRM, a database of everyone you know, scripts and a mentor to shadow.

  2. 2

    Days 15-45: Tell everyone

10 contacts a day. Every person you know hears it from you.

  3. 3

Days 46-75: Get in front of buyers and sellers

Open houses, shadowed appointments and your first consultations.

  4. 4

    Days 76-90: Review and commit

Look at your numbers, fix the gaps and lock in your routine for year one.

“I’m not looking for agents who just want a different brokerage. I’m looking for motivated agents who want to build something bigger, and want the right people, systems, training, technology and community around them to do it.”

Questions

What should a new real estate agent do first in Texas?

Build a database of everyone you know, get a CRM set up and start 10 real estate conversations a day. Pick a team or brokerage for its training and mentorship, not the split.

Should a new agent join a team or a brokerage?

Most new agents grow faster on a team or with a mentor, because they get training, accountability and opportunities to learn from real transactions.

How do new agents get their first client?

Usually from their sphere of influence. Telling people you know, consistently and personally, produces most first deals.
