In 2008, I lost eight real estate contracts in just thirty days. At that time, I thought I had this business all figured out. I felt almost invincible, like I was Superman and bullets would bounce off of me. And then I got humbled really, really fast. Eight contracts falling apart. My income disappeared in about a month, and I started doing what any normal, sane human being would do: I started interviewing for W-2 salary jobs. I actually got a job offer that would pay around $60,000 to $65,000 a year. On that drive home, I had a light bulb moment. I realized I was about to go work full time for somebody else, when in reality I had been expecting to make a full-time income from my real estate business on just a part-time effort. So I turned down the job. The next day, I went to work full time in my real estate business. I learned how to lead generate the right way, how to get in front of motivated sellers and motivated buyers, and how to have real conversations every single day. That eventually became the formula I still teach my agent partners today: 10 contacts a day. That's 50 a week, 200 a month, 600 a quarter, 2,400 real estate conversations every year. If you are consistently having 2,400 conversations about real estate, you are going to find motivated buyers and sellers, and you stop sitting around hoping your next deal shows up.
